How often should I seal coat my driveway?

It is recommended that you seal your asphalt drive or lot at least every two years. Some property owners choose to seal every year for aesthetics.

What are the benefits of seal coating a driveway?​

Seal coating is done to protect the asphalt from harsh weather conditions and extend the useful life of the asphalt.

What are the main differences between asphalt and concrete?

Asphalt and concrete are two very different products. 

Asphalt is often more affordable and more time-efficient, in terms of the installation process. Asphalt can be used after installation much sooner than concrete (cure time is longer). Asphalt also goes down in layers, while concrete is generally applied all at once. Today, concrete offers more design options and can last longer, but it’s more expensive than asphalt.

How thick does my asphalt need to be?

This depends on usage. Commercial properties will often have greater depths of asphalt layers than residential to support the amount of regular traffic and the weight of vehicles. Asphalt goes down in two layers: binder or intermediate course (over the stone base) and then top or surface course). Often, the binder course is 2” – 4” and the top course is 1.5” – 2”.

What is resurfacing?

Often this is synonymous with paving overlay.  It is a new pavement layer (top course, generally 1.5″ – 2″ thick) placed over the top of an existing pavement surface.

How long should I wait before I drive or park on a new asphalt driveway or parking lot?

It can vary, depending on the project. For most driveways and parking lot sealing, we recommend at least 48 hours. For repaving or brand-new paving jobs, we recommend not driving on it for at least a week and no parking for at least two weeks.

What are the benefits of repairing vs. repaving asphalt?

Asphalt repair takes place in sections and can be more cost-effective and extend useful life before a full repaving is needed.

Can asphalt be applied year-round?

Asphalt is temperature sensitive (to both the air and surface) and is best installed in the spring through fall months in Northeast Ohio. Most asphalt production plants close in the winter in our area when the temperature turns colder. However, our team can install “cold patch” for repairs in the winter months, depending on the scenario.

From ADA compliant markngs, to shopping plazas, to athletic courts and surfaces (including pickleball), our team can finish off any job and make sure your surfaces are beautifully and accurately marked.
